Avoid all of the noise. 

Also I think your expectation that Antoine tell you there is freeway noise is a bit unrealistic.

Closing is 6/10 and grinding every day to get  it done.

When to conduct an on-site orientation (appliances, amenities, noise, parking etc) - now or right before they move-in?

I’d like to create something, laminate it and leave it showing things like no smoking, mow lawn, no parking on grass, follow community noise ordnance etc. but I don’t want to reinvent the wheel! 

I know its high stress, but less back breaking work and more of a mental grind which appeals to me more.

It's called the loss of the "earnest money deposit".There is SO MUCH MISINFORMATION on BP and other REI sites about this, and that misinformation is often being spread by people who do not LIKE "wholesaling" so they have an axe to grind....
