I am a wholesaler and I'm not ready yet to get all in the nitty-gritty of owning my own residential property to lease out, I don't think I'm ready yet, I need to do more of my own research... but for now, I just want to pass a Subject-To deal along to another investor, so what is the best way to go about doing that... assign or double close?

Hi,Quick question, if the owner will carry all or part of the financing or sell the house subject to the current loan, as a wholesaler are you willing to offer more.

If your intention is to wholesale the property, make that date way out in the future to give yourself plenty of time.If you don't find a buyer, you have three options:1) Weasel out of the contract based on one of the contingencies,2) Get financing and close yourself, or3) Break the contract and give up your earnest money.If you're doing a contract directly with the seller, you earnest money should be small, so option 3 should be pretty painless.
