They won’t be expecting the same money as their neighbors with the shiny new kitchen and fresh paint.Rather than putting all your eggs in one basket, think about using 2-3 different lists. 

Tons of restaurants that have all sorts of eclectic styles of food.. great fresh seafood. ( I am down in Vegas now and seafood sucks here LOL) 1 hour to the ocean 1 hour to the mountains..  3 hours to Seattle .

The comments on this thread are definitely giving me some perspective, and it sounds like we'll be better off focusing on a more stable area for our first deal.

Now I have the pleasure of not being at the starting point and have a few properties so my perspective is different.

My bad guys, poorly worded, I am a potential INVESTOR not the syndicator on this deal.What are your thoughts from the INVESTOR perspective?

@Mike HoherchakFrom an ROI perspective, the ROI tends to increase as you borrow more money --- at least at the pro forma level.

MY perspective on Margaritaville is that it is for people that want to own in Margaritaville and offset the cost of ownership.

I'm not here to debate the pros/cons of 'wholesaling,'  but I can tell you that I have seen a distraught and upset seller leave an 'assignment' closing table to 'get a breath of fresh air' and come back with a GUN. (9mm as I recall). 

I am looking to join a quality / well organized mastermind group to share strategies, perspective, best practices etc.
