It avoids the whole security deposit fight. 

I'd be sitting on the sidelines forever and fight that almost there feeling which would likely wear down the logical approach and let the emotional response kick in heavier. 

@James Wise I have no dog in this fight and for what's its worth,  based off your other posts, your responses to the post (I noticed you aren't a moderator anymore), level of attention to detail, and most importantly your willingness to admit mistakes/seeking improvement I would invest with you.

I have no dog in this fight really but here's my two cents: Without going into too much personal detail, I purchased my first property (personal residence) in 1997.

JP is still fighting inflation and must stay the course to avoid the entire fed committee looking like fools by yoyoing the rate up and down in such a short period of time...

I don't like having to fight a mountain of competition. 

The inflation fight is no longer the agenda.

Of course, your charges have to be documented with pictures and estimates, a move in inspection to compare condition etc since it sounds like they may fight you on it.

If I find that an applicant is fighting with everyone, getting sued and suing people, getting pulled over multiple times for DUIs, not having insurance, etc., I seriously doubt they are going to get follow my rules about written approval to modify the residence or honor my pet or smoking policy.In this case with this lady you just denied, that's a tricky one. 

You're fighting and clawing against other investors to find desperate homeowners willing to sell their house for .40 on the dollar.
