When working with a commercial developer our goal was to negotiate contracts with vendors to cut expenses, constantly negotiate leases to make sure we were always at the top of market rent, and keep up on maintenance to cut down on unnecessary expenses on the property.

It sounds like you are possibly not on top of your property inspections and have allowed situations to exist without your knowledge.

I hadn't really thought of this angle, but makes perfect sense.Regardless of which city is being picked, from the top 20 potential Amazon HQ2 locations, they'll all win. 

On top of all of this I planned on renting out to some Section 8 since the market up here is perfect for that.  

AND on top of that a real estate agent had come through, removed their signs, and replaced them with her own signs.

In the few cases of 4 stars I have received in the past couple years, there is absolutely no negative comment in the review, all positive and fantastic, worse they even want to come back (not me, lol) and then they rate 4 stars.

You got to pay property tax on top.....

On top of that your goal would probably be to start investing near the bottom or at least after a significant downturn.That will probably take some time to reach.
