She's been a fantastic tenant for the 9 months I've owned the property, but I agree with the other comments about keep tenants M2M if you just inherited them.Some small improvements that can be made that are low-cost and not disruptive to the tenants might be updated light fixtures, new mini blinds (they get pretty dusty after 19 years!)

It has been a fantastic purchase.2) I include all utilities, fiber optic internet, and parking in the lease so it makes it easy for a prospective tenant to say yes. 3) It sounds like there are multiple configurations possible with the space. 9 small offices could be any number of tenants from 1-9. 4) Cap rate is helpful, but only to a point.

Obviously, your cash flow and other metrics will vary from fantastic deals, to deals that don't make any sense at all!
