I've tried pitching seller finance to people who are simply relocating from their previous home that isn't the best, but they aren't extremely motivated yet.

Wholesaling in this area is very hard, as properties get snapped up so fast that there's really very few distressed properties anymore, so it's extremely competitive.

It is extremely common, as @Lou Veiga referenced, for the auction to be postponed at the last minute, and for most properties to go back to the bank, especially in a rising market, where the lender thinks they can do better taking it back and and reselling, since a purchase at FC auction is the riskiest to the buyer, and therefore auction prices are typically the lowest.

I'm not saying that your house does not have 15 k worth of termite damage, but I will tell you that would be extremely rare and hard for me to imagine in a 1400 square foot house.
