@Lorraine Hadden In 2006, the Louisiana Legislature passed Act 333 which provides that real estate licensees in the State of Louisiana shall use the Statewide Purchase Agreement Form prescribed by the Louisiana Real Estate Commission in making their offer to purchase or sell residential real property.The purpose of the law was to assist real estate licensees, many of whom now have clientele statewide, with a uniform starting contract to begin their negotiations.

Tis offsets their taxes at the corporate level as they had a loss in this case.As far as doing a seller financing with an individual that clearly has a history off not paying his debt...why would you entertain that?

If it add values, the property manager may hire you and pass on the cost...But I think where this second case is most likely is on larger projects (like 6-7 figures) and if you have some special credentials or skills like in construction project management, contractor and contract background, licenses, even engineer/architect, etc...

Not saying I would ever want to take the Tax Court exam because I don't believe there's much of a point given that I have an excellent local tax attorney to whom I refer my clients as needs arise, but theoretically, would a CPA who has passed the Tax Court's exam for non-attorneys speaking about Tax Court treatment still constitute the unauthorized practice of law?
