With the real estate market being what it is, you are kind of in a position of power and can call the shots.

Ask him to be let out of the lease and move might be the easiest cheapest thing for both sides.He might be broke and just can't do it.When the snow hits, unless you have a nice BIG electric heater, it's going to be very frosty, and then the pipes freeze and burst and you will have no indoor plumbing...

I think it comes down to the power of persuasion and sometimes the bully pulpit.

For me, it's all about the power of economies of scale.

Just closed and it needs foundation and electrical repairs that prior owner neglected.

It often makes the situation worse, because it gives the tenant a stronger position of power.
