It would be helpful if you say exactly what you have tried when you say you have tried the basics.Have you tried driving for dollars?

I have had branches tell me it can't be done and we just drive to the next one.Online banks may be better geared for this too. 

That's kind of the downfall about those developments is there isn't really any room for growth, unless you score an amazing purchase price. 

There are ways to scrub the MLS, you should definitely look at school districts first or wherever in your area there is a blend of employers and there has been growth in population and real estate cash sales.BUTThen you should just be an agentBECAUSE As a wholesaler I find off market deals and I am singularly focused on providing value to those who, for whatever reason, won’t deal with problem properties themselves.

(I'm looking at ~6 hours to drive to work and back home each day).My long term goal is to have enough rental properties cash flowing enough to live off of by retirement age (earlier if possible). 

It's a nice Chevy volt though, so at least I can drive for free and not pay for gas (for the first 30 miles anyways...
