Sort of along the lines of a service dog is allowed, but the tenant is still responsible for when that serice dog craps on the floor and gnawls on the baseboard.

I would not allow dogs of any size, if you are living there.

We have friend who live across the street who informed us that, despite our very specific contract of no cats and only the two existing dogs, that the tenants were up to 3 dogs and 3 cats!

Also the current tenants didn't disclose that they got a dog a few months back and didn't sign a pet agreement, with having them sign a new lease agreement I'm going to have them sign a pet agreement and put down a pet security deposit.

I agree with you that most of the line items are legitimate, however it's the high costs that really bugs me, knowing most of the non-urgent work items should cost 1/2 as much.
