Many times I get a check in the mail from a certificate being paid and it's from another investor (that bought a different year's certificate) that filed for the deed and had to pay my balance off.A neat bonus that usually isn't promoted is that no matter how soon a certificate is redeemed, the investor will get a minimum 5% return.

Also message the group admins - they usually like to setup referral type deals ($) to promote your product/services (which I assume is what you are offering - correct me if I'm wrong).Depending on what level agents you are targeting, also look at your state's licensing dept. and see if you can FOIA the name and address of all licensed agents to direct mail them.

Not so fast....The IRS looks at Asset Class and Geographical Area when determining whether or not it is a New Business.If you are normally in residential rentals and you decide to invest in commercial space and you have a ton of market research expenses involved in that, the IRS has determined that this is a diverse enough business that those expenses are NOT deductible against your current business income.Instead, what you must do is accumulate those expenses until you actually enter that business.
