Kyle,This is no offense to most real estate agents (especially those not on this site) but they have no clue about RE investing for about 99% of the RE agent population. 

You're entering a field where a large majority of the so-called professionals in this industry will see it COMPLETELY opposite to you, and you'll start hearing things like "Well this offer is half of what it's worth, so clearly, you're still new at this" or "This can't be considered a serious offer" etc, not counting the abuse you get from homeowners who find your offer, or even your marketing or presentation, personally offensive.

Any thoughts on this...is this good customer service or offensive to realtors?...

Have never had a section 8 tenant, but have stated that I will accept if income criteria (3x rent) and other criteria (rental history, credit/criminal check) are OK.  

This also makes me nervous because of the lower profit potential/ smaller pool of potential buyers/ criminal activity etc. 

I have parents cosign and just do a criminal check on the students.  

After all, our criminal and civil courts are full of very knowledgeable and extremely competent attorneys who simply differ on the meaning of a word or two in a contract or civil or criminal statute. 

Probably not criminally so, but as if it's a trick (which I guess in some ways it is).
