To clarify, I have a had a couple of STR in past but always used prop mgmnt company so hoping this will be a better option! 

It's not possible to answer the question without defining the scope of what you want...a swim spa style system craned in over the roof could be a couple weeks if it's in stock and can be delivered ASAP...then you just complete decking and landscape and it's finished.

I have an existing LLC that was used for a couple of fix and flips in the past. 

I would personally prefer to look at landing my first rental property as well as investing.

I've seen a couple places offering but I would not.

I understand it is a riskier arena, but, I believe I have done enough ground work and have attended couple of court step auctions as well. 

What I prefer to do is book one guest at a time, so I don't leave hard to fill gaps and can extend contracts without running into a booking issue.

I work with a couple of high net worth individuals who want to get into hard money lending but don't want to vet the deals, find investors to work with, etc.

It's a 2023 build so since it's newer construction, that tells me that egress has (hopefully) been properly accounted for and it's a preference issue.
