You could have windows to replace, roof, siding, sidewalks, underground utilities, dead tree removal or trees to tall or close to buildings, parking lot replacement or repair, amenities to add or replace, etc.

Specifically, for me as an investor, if I were NOT licensed there are some smaller multis (2-3 units, the most common type we've got) that have exemptions for protected classes in certain cases, but as an agent you waive all exemptions.Obviously this isn't a big concern, but I've seen it trip people up and it's a hassle if you forget.Good luck!

The smell fades over time but getting the residue off the walls exponentially speeds up the process.Fires aren't that common, and I have had little experience with them.

@Jessica Wood If the tenant hasn't paid rent AND utilities that tenant is supposed to pay are cutoff then the property is considered abandoned as per our lease.
