If you have not run your own business beyond real estate before, I strongly recommend that you get in touch with SCORE (Service Corp of Retired Executives) at www.score.org.They are a free resource (part of SBA) that will help you to evaluate the financials of the company you're looking at buying, build a business plan and to understand what you're getting into. 

Does anyone have any experience with EJ at Eagle Commercial Funding (http://www.eaglecfs.com/)?

I live in California, and bought a tax lien certificate (technically a Certificate of Purchase) on vacant commercial land in Arizona, sight unseen, at an online auction.

I recently purchase a mix use Property where I will have residents and commercial tenants and my insurance wont insure the property will love some contacts for insurance that insure this type of properties 

What doesn't suck is selling for a tax free gain after you have lived in it for 2 years.
