I had recently sold a model match in the same community that I had also remodeled so I had a sold comp at $237k.

Many are under strict HOA bylaws that may limit the number of rentals or eliminate the type of rentals (STR/MTR) which can crush your business plan. 

It took a bit longer to sell than normal because inventory rose temporarily and we messed up our own comps because I bought a second model match unit in the same community a few weeks after the first purchase for $188,000.

I have learned a lot, and have made a lot of connections & friends in the business, now I am focused on growing.

I am looking for someone with good systems and processes they use in their success than I can try and implement into my future business plan and one day be able to return the favor. 

I currently lean toward upstate NY and MI (Detroit metro) as I live in the west but have family in Canada not far from those locations and the idea of being able to visit family with trips that can double as business write-offs is appealing.
