Hi Vince,Not sure if you knew...If you go to the Network tab then Hard Money Lenders, you can filter the lenders based on location (State).I've used it to scope out my lenders.

They also have keyword filtering on listings which is overly intrusive.

I don't know anything about the basic maintenance home ownership requires, like when to change filters, caulk, clean gutters, etc.

At the risk of sounding arrogant or cocky, I wish there were buttons on some of the forums that read "filter out all posts from posters who have done zero deals," or other buttons that read "filter out all posts from those who have done less than 20 deals, or 50 deals, or 100 deals, etc."

As to the air filters - sounds like they never opened up a furnace closet in their lives and you could have sent a handyman to pop it in, this needs to be spelled out in the lease.

Some MLS listings will have a "seller financing" box checked on the listing (which means you can search/filter for properties offering seller financing in the MLS) if it's being offered up front. 

I have spend a LOT of money on programs to learn, but I know haw to filter the crap from the valuable tips. 

so I would filter again, find HML or company that does :1. originate their own loan2. work locally 3. they better be already operating prior to year 20084. must have multiple appraisal for valuation5. have KYC concept, that they know their customer.I guess these are the big five summary that I learnt so much from all these years.

Another route is to utilize the cash buyers filter within a tool like Propstream and cold calling them from there, or posting into facebook groups is another popular method.

I have never had tenants decline to rent due to having to sign a lead paint disclosure,If you know there is lead paint, observe safety precautions when doing rehab work - the paint will not hunt you down and hurt you, you have to eat it or grind it up into dust and breathe it.
