If you can't keep your DTI in check, you'd have to resort to private money.

I am currently assisting a private real estate investor who is flipping mobile homes.

I guess it has to be in a private message.

But if I'm using private money to fund it as a "cash deal" then I wouldn't pay as much as I would if I were going to closing with traditional mortgage funds, right?

I was able to pick this one up from a private seller who I tracked down via delinquent  tax liens.Keeping the property does align with my goal of purchasing  2,500 cash flowing units in the next 5 years.

Your biggest issue is going to be lending.

But if they are vacant how do I find the contact info of the owner is my biggest thing.Of anyone can help on how to dive into the datatbase and find owners of vacant property .
