@Season Price Usually, when we are searching for lenders, title companies, plumbers, etc. it's best to ask other investors in your market who they use.

If you can't qualify for a FNMA/FHLMC conventional investment property loan with a 30 YR fixed rate, look for a mortgage broker that will find you the best terms on a permanent DSCR based loan. 

If your tenant base is a chore this may not get any better you can't change the demographics of the area quickly..

FYI we've changed our approach entirely and have lower fee initial entry points to avoid the challenges of long term project based arrangements so we can catch issues much sooner.
