Generally some of the things you listed will attract more applicants, but might not command that much more money (i.e. granite, decks, etc.)  

If you are a trustworthy, ethical operator that focuses on adding value - you will attract that.

Before you go too far, you need to decide what would make this an attractive investment and how you'd monetize.
