I likely annoy my tenants with all the questions if they report any issues as I'm always thinking if what they are reporting is somehow an emergency visit, can wait til I can schedule a repair, or wait til I can take care of it myself next time I'm down.

The house is lower than the street level and that got me worried about water.After the first visit I observe the following: ROOF:- Owner says that the roof has been redone in 2014 and is in good shape.BASEMENT:- There is a drainage canal around the walls connected to a sump pump on the corner.

I get all my paint from Sherwin Williams and if your GC doesn't have a business account there go create one at the branch you will most likely use(your business account is stored only at the branch you create it at, but if you or your GC is visiting another branch they will just have to call the branch you created the account at to get your information).
