i agree with @Nuhan Demirkan - the main issue is "is there a house associated with this estate?".

I'm not sure about your area but I am in Houston and it wasn't as bad as some of my fellow associates who were doing flips.

Look at the multifamily investing associations to find those players and work out your google fu from there. 

Used to be able to search by name - and read all liens associated with that person.

I am In search of the south west version REI association perhaps Frankfort of Mokena or even Orland Park.

In terms of a favourable exit clause, our landlord is using the default lease agreement provided by the Washington Landlord Association.

Another idea is to check with some of the REI Association(s) in the area of Kentucky where the property is.
