And the management is only one piece of the work anyway, there will be more.Anyway as far as "how is this possible" as you say, the only way it is possible is if you have a documented track record of solid results with years of experience and a business infrastructure.

For example, you can probably get a few properties with conventional financing, but by the time your looking to scale, you've hopefully built a solid reputation for yourself as an investor.This reputation will allow you to tap into things like hard money lenders (if you can do some cash out refinances on earlier properties to pay off the higher rates hard lenders expect).

Either way thats fine with me as the cash flow on this property is pretty solid and no one has a lease do I'd rather get some new tenants in there if we have to.

Maybe you all can talk some sense into me.Perhaps there are better deals out there and I should be out looking for them, but we're slightly in between financing and I just think it's super wasteful to not get these window ACs back to good working order.Sounds like only the bigger 10000 btu/hr unit is really even worth the time to investigate further at this point...Does anyone else's day to day look like this at all?

(also, keep in mind the Superhost status gets reviewed quarterly - so I had time to recover from that 2-star review before I get assessed again) With those controls in place, I think the Superhost system is pretty solid.
