An Equity Partnership?

Hi BP Community,Looking for some sage advice on how to best structure a partnership for a deal I am working on right now.

I recently  ventured into a rental partnership in another area of my state. 

.- Should I try and find a creative way into the market, like seller carry or a partnership?

How exactly would a partnership to buy a multi family home go about financially?
