@Timothy Daniels Timothy I noticed you said you are already in the vacation rental game; we currently own 7 standard buy and hold properties and we are eager to buy a condo in two different VR markets that we travel to regularly . 

Although Oregon switch to judicial a few years ago and that cut down drastically on NW T business. they have a very good interactive site.. you log in ... and you can pay for their trustee's guarantee as well if you get real interested.Please note that there are very strict laws in Wa an OR about buying a home that is in foreclosure from an owner..

It is only when I have a regular size screen that the @ sign gets me a list to pick from.

In the Bay Area (San Francisco all the way down to San Jose) I regularly see flips with not much put into it, quick turn-around in 2 months or less and grossing 100K or more.

Find a bank willing to do this, locate a private or hard money source and purchase the house, then refi into a regular mortgage.I have been purchasing rentals this way for the last 7 years.
