If all the numbers look good at a glance or on the service, are these factors red flags to just move on or are there other things to look out for that are signs to keep looking?

This kind of gives a red flag to me but it brought me to this question.

Most importantly you need to convey confidence and assurance you are a player and not just wasting their time.

Experienced flippers, even serious players, lose money on deals regularly.
