Tenant screening Landlord Reference

We are collecting references from landlords for a tenant.  We think a previous landlord was also a friend that let her live there.  She has no other rentals this landlord and it is the only address I can find for her.  What are your ways of verifying landlord references if the landlord is not a management company? Thank you!

@Nate Smoyer @Anthony Wick thank you! We ran this tenant through RentPrep initially but my sleuthing came up with some red flags.  I feel as if she is lying about her previous landlords.  She is friends with both of them on Facebook, neither have a voicemail set up, they cannot provide a copy of the lease, etc.  I just am not sure how to word her rejection?  We are rejecting her because we believe she is lying.  I know we need to send a letter but should I also text and let her know? I know she needs to find a place quickly so I want to let her know.  Thank you so much for your help! This isn’t our first time in this situation.
