North Jersey is very hot market right now, connect with a good realtor who can help you find properties.

I’m the realtor so we get to keep all of the selling amount besides the 1% Broker fee I pay.

Make friends with a realtor who can run comps for you as a favor, even if you aren't going through them to purchase the property.  

My wife is also a realtor and would be buying the lots and selling the homes taking little to no commission.
