Hi all, I'm evaluating a triplex in the city of L.A.

I used Google Voice for my automated voicemail and couldn't figure out how to download a professional voicemail message so it was me talking instead.The good thing about the call center and Google Voice is that even if the caller doesn't leave a message, their phone number is logged.

I had bought the real estate evaluator for only $40.00 one time fee and it has been invaluable as far as sorting out possible investments.

Makes the numbers worse.Did you see the news report from 9news a couple of days ago....http://www.9news.com/news/local/denver-area-rents-...Again, as an investor, my job is to evaluate risk and invest in what's going to give me the best return.  

The point is that you should do your homework to verify whether or not the projected rents and expenses are on par for the building and market in which you are evaluating.

This book is single-handedly the most important book in my repertoire because you are actually purchasing an income stream and you must know how to evaluate that income stream.
