Once you're set up in the system, rental payments are pretty timely.

Now I rent it out long term for close to twice the mortgage.

The building has 2 leases up in April 2025 for way below market rent (the difference is 600-1000 per month).

In effect, 'everything will go up,' until it goes doesn't. 

Don't get caught up in analysis paralysis as we all can over analyze markets forever. 

The reason I am offering this is to make a sale easier and close of escrow faster for a potential purchaser.
