I took all emotion out of it and used facts, broke down the numbers, unfortunately we could not make it happen.

When prospective sellers walk into my office & see the girls collecting rents through a bullet proof window they are already ready to sign that listing agreement before I even sit down at the table with them.

That's how I broke into the game- ride someone else's coattails for credibility. 

A few months later a window broke and the tenant paid for it.

@Jennifer Rysdam I thought we should have a running thread that broke down laundry to state/county and what we charge.

Handyman charges outrageous prices and gives the girl at the PM office a couple hundred bucks for helping him with the scam. 

The biggest hit at one times was a auto accident where a ball broke off my hitch and severely damaged a trailer I had borrowed, and dumped about $5K of shingles on the interstate. 

That is a great start but if you repeat the deal on many more properties with similar numbers, you will end up broke unless you have a nice day job to fed the alligators.
