I'm also looking at MF in the area and it seems like NE, St.Paul, and the north suburbs have lower prices that might cash flow, but definitely older homes.

My market around me seems tough, I am just north of Philadelphia.

I tend to buy Single Families North of the river, and multi families in East Independence.

I'm looking for renters, tenants in the North Brunswick, New Brunswick, Milltown NJ areas.

Keep on drinkin' the koolaid ...If you want passive REI, and don't have any knowledge or experience in the field nor the desire to acquire these (which would not be passive) then go buy a REIT.

Some of these have come from my long 8hr drives to North Florida from Central / East Coast FL.

We had to move a couple years ago for our primary company so as our properties up north become vacant we have agreed we will sell them off so we can each do what we choose with the cash. 

A 10-year bond is currently at 2.34%.Outside of anything catastrophic (North Korea acting out, Fed throttling the fed fund target rate, trade war with China, etc) this bull has at least 5-10 more years before the start of it slowing down.

All my rentals are in the north metro Atlanta area.
