They own well over 100 units around the University of Cincinnati area.

Indian Village, Sherwood Forest, Green Acres, and University District to name a few.If you are losing sleep, cut your losses and move onto the next deal, preferably one closer to you.

Hi folks,I am developing my universal model in excel for quickly analyzing deals.

It's not college ghetto but my city does have a big student body (5+ colleges, and a university).

There are enough Real Estate Junkies on this forum to give you multiple views/analysis on virtually any deal you might come across (just remember to avoid giving out the exact address).   

It's virtually impossible to get anything to cash flow with a decent cash on cash return here in CA.
