(or, if you're not using forced air, how will you heat and cool the space, and how easy/difficult will it be to install that equipment?)

Insulation is not that hard, and I can walk you through a DIY on how to do that with rented or free equipment. 

Mom makes ice cream from scratch, dad is a mechanic, and they find older cargo/transit vans for a couple thousand dollars, spend $10k to convert them and equip them, and then hire drivers (for 25% of revenue) to go sell the ice cream (high quality version).

Out here in Utah we've had the same historic year and every ski resort has been packed to the gills more than ever before because all that snow has made it more desirable, not less, and everyone is equipped to deal w/ the snow.
