Just this week I picked up a 3 bed/2 bath house that was originally listed for $49k and as soon as the bank made a big price drop, I made an offer at $20k and told my agent to accept it at whatever price the bank comes back at.

Do you think I need to mess with it, or do you figure since there is a 5-degree temperature difference between my 1st floor and my crawlspace tonight (and a 30 degree difference between the exterior and the crawlspace) that it really doesn't matter much and in fact the two areas should be thought of as readily sharing air and temps?

People also mature, it won't be long and they will begin to realize that savings and retirement goals are important.As to the lack of the down payment, (BTW, how much are they putting down, saying very little isn't clear) can be easily cured as they could pay 100 or 200 dollars more toward principal for say 2 or 3 years then drop to the regular payment.
