Are you wanting to be on asset management calls and dealing with issues that arise?

While you are unlikely to get dinged for it if you don't offer it, there is a category called value that this type of issue can contribute to people marking down. 

@Abby Flynna few random thoughts-definitely stay local (for now) - you have a lot of great markets within a couple hours of where you are-it's very difficult to 'start' with a flip - flips take capital and you're going up against all the professional flippers who flip as a business-go to all the local REIA meetings within a 1-2 hour radius - find the ones you like - go to those regularly-call lenders and discuss loan options. 

Of course you can try to see where to land but if it's a deal you like maybe you do the work needed It’s called a Town Inspection Compliance Report.

I would recommend picking a few and setting up brief calls to see the services they offer and what fits your needs.
