I was full steam ahead on REI before I meet my lady, but things have shifted.

And to your point @Anthony Therrien-Bernard that's to be expected from the economic incentive system: investors will shift to more favorable locales, which reduces the stock of rental units, which creates a rental housing shortage. 

Which is making me consider possibly shifting focus to more LTR and just outside of Orlando. 

Momentum has shifted fast and hard.

However, keep in mind the market is starting to shift and appraisers are more likely to be conservative to avoid getting caught on the wrong side of things.

Investors should be focusing on appreciation and not cash flow with rentals in this shifting market...

There are a lot of companies struggling right now...and not profitable and we're in a shifting market that will likely make it even more difficult for them to survive much less thrive.I would suggest you look at a brokerage that will invest in you....that has lots and lots of training to get you started...you want in person training....you want live training....not all you tube and zoom.   

If this were a year ago in hot seller market I may be more inclined to eat some cost myself, but market sentiment has shifted in many locations.
