I hear land scape curb appeal is big!

Fellow Fort Wayne investors--I'm looking for a reasonably priced person to tear out some landscaping at one of my rentals that is WAY overdone!  

Current renters might not be there forever.Don't forget miscellaneous expenses (Landscaping, Pest Control, Legal, Accounting, etc) another 5%.How did you get $600 cash flow if you do not know terms yet?

My lease agreement very clearly states that tenants are not to trim or remove any landscaping (trees/bushes mostly). 

The license is required for home improvements , so a landscaper , a roofer , a paving contractor , a painter , and a window installer all take the SAME test .  

My septic guy added the risers and sealed the entrance of the tank and now i am looking for a landscaping person who can add fill on top of the drainfield.

I am centering my hold stategy on man you factors but I am considering schools, location, educations level in the area(high school degree, college, graduate degree) as well as crime statistics for the area she and making my own A,B,C rating system.

Go to the Bureau of Labor Statistics, see where the largest forecast shortages are for skills in the labor force and then pursue that credential.
