like - your own market. or a market a couple hours away that you can spend some time in person in. or where you went to college. or where you like to vacation.

I have a 3 flat in Lincoln Park, Chicago, IL that I am planning to list for sale in the next 3-6 months.Currently owner occupied in 1 unit (Duplex up, 3 bed 3 bath).The other 2 units (2 bed 1 bath each) are rented.I am wondering if it is more attractive to buyers to leave the 3 bed 3 bath unit vacant when I move out, or should I place a tenant in there and then list for sale?

For the newbie investors, buy something that cash flows and plan to hold it for as long as possible.

I have smart roku tvs in some rooms, and just added roku devices in others, and the remotes always end up in the wrong rooms and I spend 20 minutes just figuring out what goes where (I'm going to cure that next time I'm there with my handy-dandy "take the battery cover off and put a sticker in there with the location written on it" filing system that I use for the hard TV remotes).Here's a tip I don't know if anyone else uses: on the TVs that I have Roku devices on, and use that Roku remote to operate the TV, I put a piece of velcro on the back of the TV and a piece on the back of the original TV remote, then I stick the TV remote to the back of the TV (in a spot that's not obvious unless you are looking).

First off, hard to say about going nightly rate as it depends on what you plan to do with the property i.e. are you renovating then renting, just furnishing, planning on renting for only 7 nights minimum, etc.

You're trying to get a deal from you, he's trying to bamboozle you and string you along on the hope that he'll sell and you'll spend money trying to make it happen like buying him some Twinkies and Doritos. 

I plan on going to Magistrate to file for the eviction.
