I did reach out to Cozy and their response was more along the lines that once the tenant initiated they would have to return the funds to tenants bank but advised that our individual lease agreement should speak to this as chances are the landlord would have to pursue legal channels to recover money justly owed.

Now, I can't speak for every lender here but the ones that are good won't mind seeing rental properties that are cash flowing.Also, the more properties you own don't affect the interest rate of Fannie/Freddie types of loans.

I think any strong due diligence with a service company entails speaking with their current clients, multiple clients that have owned multiple properties for a number of years from the provider.
