My plan with the REO last year was to purchase it with an existing the credit card (and earn enough air miles to take my son back out to Drumheller to visit his favourite museum), just like you buy a TV or car with your credit card.   

His son now owns it and benefits from his fathers hard work.

My youngest son is already investing in some and is doing well.

(maybe you had a bad week or something...I don't know..) or wanted to get the quick cash cause your son needed a new PC that month ...

My son moved there in 2016 to get the house out of foreclosure then and he continued to live there and repaired, operated and maintained the property from 2016-2020.

My son just rented a studio apartment across the bridge in Brooklyn for $2750/mo.  

well your strategy seems to be working well for you-(my daughter and son in law also kept their first home purchased in 2009 for 400k and rent it out for  positive cash flow-it’s worth $1.i now)-maybe not everyone’s cup of tea, but there is something to be said for simplifying your investments.
