If this deal fell in your lap on a Saturday morning and you had 4 hours to put a deposit down and you needed to find financing, you wouldn't do the deal because your capital partner wants $10k more than your bank does even though you know when he says "let's do it" that he will perform?

Having to go pick up the rent checks on the first of the month and deposit them must sound really difficult to some people:) Admittedly, it is not always just that ...you get the complaints, broken A/C units, etc.

I read an article a few days ago here & now cannot find it, A Realtor in Cape Coral, Florida is selling homes pre-construction for zero down, only deposits amounting to about $1500.. when the home is completed in 7 or 8 months it has appreciated up to 28-30% (42% per year in Cape Coral) and a $155k home is now worth around $200k.

When we go to the closing table with our buyer, there will be a big fat check issued in his name (somewhere in the ballpark of 50k).What I want to know is... wont the IRS look at me funny if I suddenly deposit 25k in one day and try to tax me on it as personal income?

I have had only 1 tenant that "thrashed" the place, her dogs loved to dig up the back yard, and she literally asked if she needed more than the $1,200 security and $400 pet deposits I was keeping.
