Wanted to avoid paying a GC markup, and owner/builder saved me $100K.

Assumed purchase price at asking, got the rent roll from the listing agent, currently rented 0% vacancy, and made some assumptions on taxes, owner paid utilities, etc.

I did have one client that was with B of A and he is a very large MHP owner in Orange county CA. 

We own and manage a couple of small multifamily homes.  We are interested in learning more about how to invest in real estate.

The past couple years, this tenant has taken liberties with some things around the property that have created a safety hazard for others in the building and a liability for us as the owners.

Most of my owners put their properties in LLC's, however just curious if there would be any compelling reason why you wouldn't want to do so.
