@Daniel Hennek I am refi maxing four with a commercial lender under a separate entity ( not personal name).

I've been advised to set up separate LLCs for international investments and would like additional tips/advice from individuals who have done this already. 

What you choose determines if it is part of your personal return (Sole Proprietorship) or if you need to file a separate return anything else.If you choose a sole proprietorship the LLC can be treated as a disregarded entity.

Be sure to create separate PM Agreement for these properties as responsibilities expand.

EDITWe have our rentals' conventional mortgages separately that way we don't tie a lot of debt together. 

Would you say a multi family house is worth more when all utilities are separated between the units (tenants pay utilities) compared to being not separated and landlord charges more for rent to cover utilities.

Anytime you are emotionally attached in investing, it will come back to bite you.
