Selling furnished flips

Hello BP Family,

Does anyone have experience with selling flips furnished? The film industry is very popular in New Orleans and most, if not all, furniture stores offer short term lease options for their floor model furniture. I was considering using a combination of upcycling estate sale furniture as well as these short term leases for a more "complete staged" look in hopes of increasing the sales price by offering to sell the home furnished. 

I'm not sure how this works with the value of the mortgage. Is there a range above the home value that a bank will lend for something like this?
