Would anyone have a preventive checklist on an excel spreadsheet with the type of repair to focus on and the months/seasons of work?

Example: A town's median income is 40k with a population of 8500, and sees moderate to low levels of seasonal tourism.

After a lot of searching I just refinanced in late February with an internet bank....Investment property loan 4.5% 75% LTV 0 points 800 credit score 6 months seasoning $2300 in loan cost...this would have been lower if I used the same title company I closed with when I purchased it 6 months ago...wasn't thinking...

For example: homeowner/investor hires a plumber to replace a water heater, during peak construction season, then wishes to negotiate a lower price.

Looking for a seasoned realtor recommended by the community in Bergen and Essex counties to purchase multifamily buildings.  

Once a year during tax season the question of a better record keeping hits me :)  We manage about 20 rental units and once a year I need to go through all our business accounts statements and credit cards to sort through records for the whole year.

Talked to the banker though, and by next year, once I've seasoned the rents and proved the history, they'd be more than happy to revaluate and do a HELOC or refinance at that time.

Also remember that there are a lot of other factors to consider for vacation rental properties such as seasonality/demand, view/waterfront vs. not, community amenities, what it is near, making it warm and inviting, etc.Best Regards,Scott

Some will want to see that the income has been coming in steadily (called a seasoning period, or seasoned income) before they count it, but it certainly happens.
