If they are, they must sign that disclosure and you can continue from there.Now if you plan to find an end-buyer on the MLS, I always include in my contract to purchase that I have the right to market the property before closing (including the MLS), and that they will provide me a key to access the property for showings / contractor bids.

Unless they've changed the restrictions again, which wouldn't be a surprise, you can still do 10 loans under Fannie guidelines.

Option agreements can be assigned to an end buyer as long as you include "and / or assigns" next to your name.Just purchased my first Option from an owner last week for $10 & now I'm marketing it like crazy to find a buyer to assign it to before it expires.Thomas Lucier has an excellent book called How To Make Money With Real Estate Options - if you purchase his book he gives you access to the forms he uses.

I'm in the process right now, actually. very difficult because they've been citing the current lease when the terms serve them, and ignoring it when they don't.Quick synopsis - doing a lead paint removal program with HUD that imposes rent restrictions so I have to cut their rent by $200/month.
