Rent it out and do another fha within the same yearI am curious how they do that if there are term live in requirements Are there qualifying events (like emergency/ job/relocation)  that allow you to rent out the first FHA , in order to get a second fha deal in the same year ?

A little back story, originally from NJ then relocated to Mesa AZ for work - purchased my first property in 2014 since it is cheaper to buy than rent.

I have been wanting to invest for many years, but living in BC has prevented me from investing due to the incredibly competitive/expensive housing market.My family and I are relocating to Ottawa, Ontario at the end of this month and I am looking to connect with experienced investors/realtors who can discuss my goals with purchasing my first (of many, I hope) rental property.

If it is critical then you may need to expend some money to help relocate the tenants in time, if it is less critical maybe you can get some additional time for the tenant to move. 

Since the downstairs tenant is moving out, if both units (upstairs & downstairs) are the same size ( number of bedrooms) I would consider having the upstairs tenant relocate/ transfer to the downstairs unit to try to prevent any issues with the new tenant.

Lots of expansion and commercial/industrial development so there will be a significant growth in demand for workers and people relocating to the area.

The home had SIX tenants that we had to pay to "relocate" bc we wanted to live in the home we bought(OMI=Owner Move In).

I just finished RDPD and Millionaire Real Estate Investor and got laid off after relocating and buying a new condo.

Or a true relocation of business.
