It took me until late January to get the house ready, and as we got to the holidays progress was ridiculously slow, and I hated it.

@Adam Widdicombe, if by borrowing $90k (for holidays, cars, or anything), its rental return would STILL cover all the mortgage repayments and other expenses (maintenance, cap ex, vacancy allowance, property management, property taxes, insurance and so on) - kudos!

The rules in sec regarding your primary residence are much more relaxed and there is no reinvestment requirement at all as long as you meet the residency requirement.That being said though I think the point that has been missed is that you're selling for less than what you bought it.
